Under the proper circumstances, correctly installed asphalt pavement can last for three decades or more. Although it is not possible to prevent all pavement deterioration, experienced asphalt contractors are here to show you how to extend the life of your asphalt pavement and avoid early deterioration. Knowing the major contributors to pavement deterioration is the first key to unlocking a longer life for your paved surface.
Lack of Sealcoating
Sealcoating forms a barrier between your pavement and chemical spills, and it also protects against damaging UV rays. Sealcoating is not a one-time procedure; it must be reapplied periodically.
Cracks in the Pavement
Cracks allow water to leak beneath the pavement where it can erode the base that supports the asphalt paved surface. Existing cracks will become more extensive, additional cracks will form, potholes will develop and in a relatively short time, the pavement can reach the point that it can no longer be repaired. If the water remains trapped over the winter, freezing temperatures will allow it to expand, causing additional damage to the asphalt paved area as well as the base.
Changes in Traffic Loads
The greater the number of vehicles and the weights of these vehicles, the thicker the asphalt should be. When asphalt pavement is forced to bear loads for which it was not engineered, it can crack, and fatigue failure will be accelerated. Ensure that your pavement is not subjected to loads that it was not meant to withstand. To illustrate, do not allow heavy equipment to park on a driveway; if you must close a major roadway and route traffic through a residential neighborhood, redirect traffic along different routes to prevent excessive wear on any one alternative street.
Insufficient cleaning
Automotive fluids are highly corrosive, and they will destroy your sealcoating and then your asphalt pavement. Piles of debris, such as leaves or litter, let water pool beneath them, increasing the risk of water infiltration that can damage the base. Remove leaked automotive fluids and debris regularly.
