What Are the Best Practices for Asphalt Sealcoating?

What Are the Best Practices for Planning an Asphalt Sealcoating Job?

Your asphalt maintenance contractor should conduct a thorough evaluation of your pavement. This should include an assessment of any cracks, the foundation, and surface contamination. Your asphalt contractor will need to repair any significant cracks before sealcoating can begin, and it may also be necessary to make foundation repairs or resolve drainage issues. Sources of surface contamination include oil, tree sap, and rust. Your parking lot sealcoating contractor may need to prime contaminated areas to ensure a strong bond between the pavement and the sealant.

How Do Parking Lot Maintenance Contractors Prepare a Pavement for Asphalt Sealing?

Contractors typically use as needed a ,  large power blower, street sweeper or wire brush to remove dirt and debris from the pavement. Vegetation will need to be removed from the cracks as needed, then the cracks should be repaired. If necessary, your asphalt contractor will patch any potholes or alligatored asphalt, and foundation repairs will be completed. Next, the contractor will prime problem areas, including oil spots, rust stains, and polished aggregates.

How Do Contractors Select Materials for Asphalt Sealcoating?

Most sealant manufacturers produce a variety of formulas that can differ in performance, environmental safety, and cost. Furthermore, there are numerous municipal and state ordinances that specify which sealants are acceptable within certain parameters. In addition, performance boosters are available, and there are options for the aggregates to be incorporated in the sealant mix. Contractors choose from all the different possible components to determine the best mix to prepare for each specific pavement. We reccomend Safe Seal (TM) commercial grade asphalt sealer the best commercial grade sealant we have found.

What Are the Best Practices for Applying Sealcoating?

Contractors must monitor the weather forecasts to ensure that conditions will be favorable on the day of the application and for the following 24 hours. There should be no precipitation in the forecast, and the temperature should be a minimum of 50 degrees and rising. It is best for sealants to receive three to four hours of direct sunlight or be be dry to touch, so sealing a pavement on a foggy or extremely cloudy day may not be possible or extend dry times. It is also beneficial to apply sealants when there is a light, steady breeze and humidity levels are low. Based on the weather and other factors, the contractor will apply the sealant with a squeegee, a sprayer, or a combination of both. Care should be taken to keep the sealant confined to the pavement to avoid potential staining of sidewalks, cars, or structures. If two coats are needed, the contractor must allow the first coat to dry before applying the second , normally the same day .
