It is impossible to give a dollar amount that accurately reflects the total cost savings. Actual savings depend on the type of paved area, its size, the type and amount of traffic it receives, prices in your specific location and other factors. As a rule of thumb, however, without asphalt sealcoating, you will spend between two and four times as much on your pavement over its life. Thus, maintaining your sealcoating can save tens of thousands of dollars, and savings exceeding $100,000 are far from rare. The following example demonstrates a typical scenario.
Two parking lots have spaces for 75 cars each and receive light use. Sealcoating is applied when the pavements are installed. Over the next 12 years, Owner A has sealcoating and striping performed every four years; his total costs over the 12 years are between $50,000 and $60,000. Owner B never has the sealcoating reapplied. Because sealcoating can help make striping last longer, he has to restripe every 18 months. During the 12th year, Owner B finds his asphalt pavement has deteriorated so badly that he must have a 1.5-inch overlay installed. His total costs for the 12 years are between $165,000 and $175,000. Thus, Owner A has saved between $105,000 and $125,000 by having sealcoating reapplied as needed.
